But every home, no matter how perfect, will eventually need a repair or two. That’s why a good home warranty is key when you’re buying your new house. When you’re shopping for a new home builder, be sure to ask about the new home warranty they offer. Not all new home warranties are created equal. Here’s what to look for in a new home warranty.

  • Third-party backing. Make sure any home warranty is guaranteed by a reputable outside company. Your builder might offer his own warranty, but can you be sure you’ll still be able to make a claim on that warranty several years down the line? What if your builder shutters his operations or moves to another state? With a third-party issuing your warranty, you won’t lose your warranty if your home builder goes out of business for any reason. As a bonus, if the warranty is backed by a larger insurance company, you may be able to get discounted home and auto insurance.
  • Builder screening process. If the builder must pass certain quality tests in order to be able to offer the warranty, you can consider the builder “pre-screened.” What does that mean for you? It means that the insurance company that backs the homeowner’s warranty is confident enough in the quality of the builder’s work to insure it. That builder has been thoroughly vetted for technical knowledge, craftsmanship and financial stability. That says a lot. To pre-screen a builder, the insurer will inspect the builder’s work at each major phase of the building process, ensuring their investment is protected. As a result, you can rest assured that your new home is being built to the highest standards.
  • Transferable. While you might not be planning to move for a long time, life is full of surprises and you might find yourself needing to sell your home before you planned to. Because a home warranty is highly valued by potential buyers, make sure you’ll be able to offer your home warranty if you need to sell your home by verifying that the warranty your builder is offering is transferable.
  • Longevity. As every homeowner knows, it’s not a question of if your home will need repairs, but when. So look for a the longest warranty you can find. Ten years is typically the best coverage you’ll find, and that will get you through any initial issues with your home’s systems and structure.

Moving into a new home is an exciting and busy time and it’s easy to put off carefully reading and understanding your home warranty. But it’s important to know what’s covered and what’s not right up front, so you can plan for those unexpected (but inevitable) repairs.
