Picturing yourself in your perfect home starts with just that … a picture. When you’re sifting through listing after listing, the only thing you want to know is, “What does it really look like?” Until fairly recently, when we were home shopping, our choices were to drive around neighborhoods we liked looking for “For Sale” signs or poring through online listings, looking at pictures of homes and hoping that the house we loved looked as great in person as it did online.
Welcome to the new era of home shopping. You’ll still probably enjoy browsing pictures online and taking the good, old fashioned Sunday drive-around, but there are some other cool tools you should know about. Let’s take a look at the coolest of the cool.
- Video and 3-D Virtual Tours. Pictures are great, but it’s hard to get a feel for how each room connects and the flow of the house from still images. Some realtors and home builders have begun using video to give home buyers an online tour of a house. And the really cutting edge home marketers are using immersive 3-D video, which buyers can use to take themselves on a tour of the entire house, room by room, simply by clicking and dragging their computer’s mouse or tilting their device. Other than scheduling a showing and hopping in the car (which just isn’t always feasible), there’s no better way to view a potential home.
- Interactive Community Maps. Builders of new home communities often create an interactive community map. This tool will help you see exactly where your home sits within the neighborhood you’re interested in. So, if you’re looking for something at the end of a cul de sac or near the community’s amenities, you’ll be able to first pick your location, and then view the individual homes in those locations.
- Floorplans. One of the great things about shopping for newly built homes is the ability to view floorplans of the various home styles. With older homes, these aren’t typically available. If a large kitchen island or huge walk-in closets are a priority for you, you’ll be able to see their layout meets your expectations before you ever set foot in the house. What’s more, floorplans can inform your choices on options such as an extra bedroom or den. And, you’ll be able to use the floorplans to plot out your furniture placement in your new home well before moving day.
- Testimonials. When you’re buying a new home today, you can shop with confidence knowing that you can get the low-down on your new home builder from other homeowners who’ve been through the same process you’re going through. Through written and video testimonials, you’ll be able to get firsthand accounts of what newly built homes feel like once they’ve been lived in a bit and how the builder handles warranty claims.
